Title Work, Moved to Day One
Every real estate transaction runs on parallel workstreams — appraisal, underwriting, environmental, documentation. All of them start at day one. Title has traditionally been the exception, ordered at conditional approval or closing scheduling.

What the $149 Pays For
The work. The $149 pays for the title search and examination — real work performed on the property, delivered to the ordering party whether or not the transaction closes.
The credit. When the transaction closes with a title insurance policy issued by Intelligent Title, the full $149 is credited against the title insurance premium. You do not pay twice for the same work.
The relationship. The same title company that opens the file at day one issues the policy that closes the deal — one title relationship, contract to closing.
